I will highly recommend a sell or Unitech. It was a decent buy around 40 . Now the valuation is stretched.
Big problem with real estated biggies has been that they are over leveraged.
Although unitech was able to restructure some of the loan by selling properties. Now getting to a valuation is difficult because we really don't know how much is their land bank worth ? The balance sheet doesn't reflect correct NAV of these comapanies. The real estate companies just like banks are values based on their NAV or book value .
As far as revenue is concerned Unitech got hit in last quarter with negative 50% growth. If the volume lifts this quarter due to low int rates and sales push , margin will be significantly down.
All these factors leads against unitech. This is also a speculative stock. Don't worry about it if it gains again after you sold position .
